The Biggest Mistakes Delray Beach Home Sellers Are Making Right Now

If you’re thinking about selling your home in Delray Beach, or you’re already on the market and it’s not moving, this is for you.

Because right now, I’m seeing the same mistakes over and over again.

And they’re costing sellers time, money, and leverage.

I’m Rachel Williams, a real estate agent working in Delray Beach, Boca Raton, and greater Palm Beach County, and this is exactly what’s happening in the market right now.


Mistake #1: Pricing Based on the COVID Market

This is the biggest one.

A lot of sellers are still pricing based on what their neighbor sold for a year or two ago. That market doesn’t exist anymore.

Another thing I’m seeing a lot right now is random pricing. Sellers pricing at numbers like $1,040,000 thinking it stands out.

It doesn’t. It actually hurts you.

Here’s why:
Buyers search in ranges. If someone caps their search at $1M, they will never even see your home at $1,040,000. Now you’re competing with $1.1M listings when you shouldn’t be.

That kills your visibility right out of the gate.

Buyers today are:

  • Looking at current comps

  • Watching price reductions

  • Paying attention to days on market

And with tighter appraisals, even if you get a buyer, the deal can fall apart.

What happens when you overprice:

  • You sit

  • You lose momentum

  • You chase the market down

And most of the time, you sell for less than you would have if you priced it right from the start.

Mistake #2: “Let’s Just Test the Market”

I hear this constantly.

“Let’s just throw it on and see what happens. Doesn’t hurt.”

It actually does.

Here’s what really happens:

  • Your listing sits

  • Buyers start wondering what’s wrong with it

  • You burn your first two weeks, which is your strongest window

  • Then it’s price reduction after price reduction, while ignoring feedback

First impressions matter more than ever right now.

If it’s not positioned right from day one, you’re already behind.


Mistake #3: Skipping the Prep

I get it. Getting a house ready is a lot.

But in this market, you don’t get to skip it.

Buyers in Delray Beach want:

  • Clean

  • Bright

  • Move-in ready, or close to it

If your home feels dated, cluttered, or poorly maintained, they’re moving on.

And no, buyers are not thinking “we’ll just update it later.”

What actually moves the needle:

  • Fresh paint

  • Landscaping

  • Decluttering

  • Good lighting and professional photos

  • A 3D tour like Matterport so buyers can actually experience the space

Mistake #4: Bad Photos and Weak Marketing

This one drives me crazy.

You get one shot online.

If your photos are dark, blurry, or taken on a phone, buyers scroll right past. And yes, we’ve all seen the agent in the mirror shot.

In a market like this, that’s a deal killer.

Marketing matters more now than it did a few years ago.

It’s not just MLS and hope.

It’s:

  • Strong visuals

  • Smart pricing

  • Targeted exposure

That’s what gets buyers through the door.

Mistake #5: Not Listening to the Market

The market will tell you exactly what’s going on. Most sellers just don’t want to hear it.

If your home has:

  • Low showing activity

  • No offers

  • Consistent feedback

That’s your answer.

It’s almost always price or presentation.

Waiting it out without adjusting doesn’t fix it. It just makes it worse.

Mistake #6: Hiring the Wrong Agent

This one matters more than people think.

Some agents will:

  • Agree with your price just to get the listing

  • Avoid hard conversations

  • Wait too long to make changes

That costs you money.

You want someone who:

  • Knows Delray Beach and Palm Beach County inside and out

  • Has a clear pricing strategy

  • Knows how to position your home

  • Will tell you the truth, even if you don’t love it
